Description Job Title: Director of Property Management OperationsPay Range: $130,000-$160,000 plus annual bonus + -relocation assistance for the right candidatePay Category: Exempt positionSchedule: Hybrid Model with some office hours in Seattle office each week during standard work hoursWho we are: The Neiders Company, founded in 1989, is a fully integrated real estate investment firm headquartered in Seattle, Washington. This individual will be responsible for meeting budgeted financial and operational goals through superb leadership over the Regional/Area managers and the Neiders Company portfolio. Strong experience is required in maximizing the performance of a large portfolio and to drive the implementation and execution of property management best practices across the company. This is a critical leadership role in the organization and will be a thought leader to support the goals of the rest of the organization.Essential Functions: Include but are not limited to:Financial Management:

  • Take part in formulation of budgets for each calendar year.
  • Supports team with duties pertaining to collections, evictions, and other delinquent mandates.
  • Manager vendor relationships to stay in budget and negotiate to achieve best case scenario.
  • Monitor budget vs performance regularly.
  • Review and approve invoices.
  • Occupancy stabilization
  • Keep detailed track of delinquency and maintain company percentage.Take Ownership:
    • Oversee and direct day-to-day property operations across the portfolio.
    • Train and coordinate tasks with direct reports of all levels with accountability measures.
    • Provides constant vendor/contractor communications concerning work scheduling, billings, vendor relations, and certificate of insurances.
    • Follow up and follow through on core responsibilities with staff, and upper management.Leadership:
      • Initiates and implements policies and procedures to maintain resident communications (i.e. complaints, services requests, etc).
      • Knows and enforces safety policies/regulations and OSHA compliance requirements.
      • Perform exceptional leadership skills and takes ownership of responsibilities.
      • Ensures that all written and oral communications are within company policy
      • Participate in weekly Tuesday meetings with leadership, always be prepared with reports and employee relations.
      • Set performance goals and metrics with direct reports, deliver reviews, mentor, and develop to ensure staff is properly trained.
      • Drive company initiatives with staff, participate and give feedback.
      • Evaluate situations regarding cost control, turnover, and appropriate delegation of projects.Customer Service:

          • PM21 Position Requirements Qualifications
            • Bachelor's Degree in Business, Economics or related field required
            • 7-10 years of in Multi-Family Property Management Experience
            • 5+ years' experience in Property Management Leadership Experience
            • Ability to communicate effectively, both orally and in writing
            • Excellent organizational and time management skills
            • Superb critical thinking and problem-solving skills
            • Proficient in Microsoft Office
            • An understanding of Fair Housing Laws
            • CAM, CAPS and/or CPM designation preferred
            • YARDI property management software experience preferredSpecific Job Requirements:
              • Physical requirements: Walking/sitting, bending/squatting, finger dexterity, use of stairs, reaching, and lifting small weight limits, typing, hearing, communication, telephone use, operation of office equipment, reading and writing comprehension, effective listening and speaking skills (telephone, in person).
              • Mental and Emotional Requirements: Must be able to work in a face-paced and customer service-oriented environment. Performs effectively under pressure and meet any time sensitive requirements. Team oriented. Implement exceptional problem-solving skills. Be able to effectively interact and communicate with co-workers, supervisors, guests, residents, venders, and others.
              • Conduct all business in accordance with company policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other laws pertaining to residency.
              • Know and understand real estate market, current rates, and keep up with REO Schedule.
