ROLE OVERVIEW: SAM's Facilities Operations Manager is
responsible for managing the daily environmental, office, and event
support operations for the interior and exterior of facilities
across SAM's 3 sites. This role supervises 3 direct reports.FSLA
STATUS: Non-ExemptREPORTS TO: Director of FacilitiesCOMPENSATION:
$79,500 - $80,500WORK SCHEDULE: This role is typically scheduled to
work business hours Tuesday - Saturday. However, the needs of this
role requires participation in on-call scheduling and a willingness
to work a flexible schedule in support of the department or
organization as self-directed or directed by your
supervisor.BENEFITS: Full-Time SAM Staff are eligible to enroll in
medical (through Kaiser), dental (through Delta Dental of WA),
vision (through Vision Service Plan), and basic life
insurance/LTD/AD&D (through LifeMap), as well as a Flexible
Spending Account (through Navia Benefit Solutions). FT Staff also
have the option to elect Short Term Disability or Supplemental
Dental Insurance (through Aflac). FT Staff can participate in SAM's
403b retirement plan and begin receiving a guaranteed 3% employer
contribution following 1 year & 1,000 hours worked. FT Staff have
access to paid time off for vacation, sick leave, bereavement
leave, and jury duty per accrual and pro-rated schedules. SAM
observes 12 holidays each year and offers FT Staff 1 paid floating
holiday of their choice. FT Staff can opt into a 50% subsidized
unlimited Orca card. FT Staff also receive a Patron level
membership to SAM, and a Tier III membership to the American
Alliance of Museums, as well as access to an onsite fitness
facility, SAM museum library, a no-cost Employee Assistance Program

year.KEY RESPONSIBILITIES:General Management: 90%
- Responsible for the implementation of Office Services,
Environmental Services, and Event Support work across all
sites
- Oversee a 24/7 operation that works in three shifts, 1st (Day
Shift), 2nd, and 3rd (Overnight Shift)
- Plan, organize, and communicate staff work schedules and
projects
- Evaluate progress of work for completeness, accuracy, and
conformance to standards and specifications with ongoing review and
shift audits
- Work with Director of Facilities to determine priorities for
maintenance and service activities
- Perform periodic site visits with Director of Facilities
- Supervise Office Services and Environmental Services and Event
Support staff across all sites and shifts
- Schedule and oversee contracted services for office services,
building maintenance, and environmental services, including pest
control, paint contractors, and exterior upkeep third party
vendors
- Inspect contracted maintenance work for conformance with plan
agreements and resolve disputes between the department and
contractors
- As needed, personally performing any of the Facilities, Office
Services, and Environmental Services duties
- Partner with supervisor on office space planning needs
- Inspect appearance and cleanliness of areas after job
completion
- Repair and maintain Facilities FF&E, custodial equipment,
and maintain stock of parts
- Develop cleaning equipment service requirements and plans
- Contribute to the establishment of service and operations
standards with a focus on consistent superior performance
- Work with colleagues to make effective business decisions to
achieve target goals and maximize efficacy
- Ensure the highest quality finished projects and
cross-functional collaboration
- Collaborate with internal and external stakeholders towards the
successful completion of projects and delivery of day-to-day
needs
- Implement and monitor policies and procedures
- Provide technical assistance and training to staff
- Perform annual performance dialogues as well as coaching,
training, and opportunities for growthBudgeting: 10%
- Participate in annual operating and capital budget processes,
including five-year projections
- Prepare and administer the department budget in assigned area
of responsibility
- Workforce planning and annual staff requirementsWE'RE LOOKING
FOR:
- 5 years' relevant experience in environmental services
field
- 3 years of supervisory experience
- High School Diploma or the equivalent combination of education
and experience
- Associates degree or other advanced educational credentials
preferred
- Experience in a cultural institution or museum preferred
- Orientation towards customer service
- Working knowledge of cleaning and maintaining finishes and
furnishings, including chemical treatment
- Ability to maintain and operate environmental services
equipment
- Environmental services and housekeeping skills
- Knowledge of minor electrical, mechanical, and plumbing repair
work preferred
- Experience planning, organizing and managing proactive,
reactive, and preventative maintenance programs in a large
commercial or institutional setting
- Experience in managing planning and decision-making
processes
- Be proficient in, or willing to train in First Aid, AED and
CPR
- Ability to write clear and understandable maintenance task
procedures
- Experience in managing vendors and outsourced
relationships
- Ability to exercise sound judgment and common sense in handling
emergencies
- Strong project management skills related to complex facilities
operations
- Excellent planning, financial management, and organizational
skills
- Demonstrated ability to establish and maintain effective
relationships with executives, management, employees, and the
public
- Strong track record in exercising sound, timely judgment
- Proactive, strategic, and professional verbal and written
communication, with an ability to tailor communications according
to audience
- Strong management and supervisory skills; ability to motivate
teams and simultaneously manage several projects
- Successfully assess priorities and work well with deadlines,
exceptional time management, problem solving, and analytical
skills
- Highly organized, adept at self-initiation and working with
autonomy
- Exercise discretion in maintaining confidentiality of sensitive
information
- Proficiency in Microsoft Office Suite, Zoom, Asana, Slack and
internet-based research
- Ability to pass and maintain security background check
clearanceWORKING CONDITIONS:Exposure: Work areas are primarily
inside, in a climate-controlled environment with moderate
background noise. Workspaces may include outdoor areas. Position
involves working with hazardous chemicals and cleaning
agents.PHYSICAL ACTIVITIES REQUIRED FOR ESSENTIAL
FUNCTIONS:Stationary Work: Approximately 60% of time is spent
stationary while working at a desk. Balance of time (approximately
40%) is spent moving around the work area. Occasional extended
periods of standing may be required when assisting at Museum
events.Communication: Clear and effective verbal and written
communication in English with trustees, the public, and co-workers
is necessary.Vision: Ability to effectively use a computer screen
and interpret printed materials, memos and other appropriate
paperwork.Office Work: Ability to effectively and regularly operate
a computer, keyboard, telephone, and other office productivity
machinery, such as copy machines and printers, and ability to
inspect, prepare and use paperwork, files, equipment, and supplies
is necessary.Lifting/Carrying/Pushing/Pulling: Ability to transport
up to twenty-five (25) pounds of equipment and
