As a member of the Global Real Estate & Facilities (GREF) team overseeing corporate office space – this position will lead transaction management activities within the America’s portfolio. The role will be based in Seattle and include regular travel throughout the America’s portfolio. This role combines transaction management, portfolio strategy, project management skills, and team leadership including vendor team management.

We seek a highly experienced leader who demonstrates proven success in a high growth real estate organization delivering a large volume of simultaneous, complex transactions under demanding timelines. The successful candidate must operate as a trusted advisor to business leaders, and partner to Finance, HR, IT, and other functional areas. They must demonstrate the ability to establish and maintain relationships with integrated vendor partners. They must be comfortable operating on both the strategic and tactical levels, simultaneously acting as an internal ambassador, educator, analyst, solutions architect, and implementer. The ideal candidate is an experienced, vibrant, and engaging professional who is customer obsessed and will excel within an entrepreneurial culture – they have an ownership mentality, providing expertise, vision, leadership, and exceptional communication skills. They will own strategy for their respective portfolio. At the same time, they will dive deep, actively negotiate, and maintain intimate knowledge of each transaction in their remit. They will draft and present monthly real estate spend requests demonstrating deep knowledge of both the specific transaction and how it fits into the overall strategy. They should also be a truly authentic leader, balancing the need for effective delivery with the need to be accessible and build relationships, develop talent and demonstrate self-awareness and overall emotional intelligence.

Responsibilities

· Manage high volume deal flow and negotiate high-value and complex leases/build-to-suits, yield on cost structures, and purchase/sale transactions under demanding timeframes.

· Directly manage broker vendor partners to draft and negotiate Requests for Proposals (RFP), Letters of Intent (LOI), Leases, Subleases, Purchase and Sale Agreements (PSA), and License Agreements from inception to execution.

· Working with vendor partners and GREF Finance, generate comparative financial analysis including lease cash flows, lease vs. buy analysis, P&L underwriting, building valuations, etc.

· Direct analysts’ qualitative and quantitative analysis relevant to each deal and the overall portfolio.

· Work with internal and external legal counsel in preparing all documentation relating to any transaction, including RFP’s, Offer Letter’s, Letters of Intent, Lease Agreements, Amendments, Agency Agreements, Estoppel Certificates, etc.

· Directly manage strategic planners and continuously evaluate opportunities to optimize the portfolio.

· Support strategic portfolio planning in drafting white papers and leveraging complex financial models to guide business decisions and influence multiple business groups.

· Prepare and present high level presentations, proposals, and analysis summaries to senior business, finance, and real estate managers for review and approval.

· Develop and maintain strong relationships with internal business partners (CFOs, Finance, Divisional and Business Unit Heads).

· Effectively communicate expectations, requirements and status of deals to key business partners – both internal and external.

· Draft spend approval documentation and work with finance team to align financial analysis for all opex and capex investments prior to lease commitment and manage to deadlines.

· Ensure all active and known deals are captured in annual operating plans with respect to capex and opex.

· Create, innovate and implement a relevant system of metrics to plan, manage, measure and evaluate performance pertaining to the transaction process.

· Continue to build a culture of speed, flexibility and frugality with all business partners.

· Closely collaborate with Amazon operations, legal, finance, treasury, FP&A capacity planning, economic development, transportation and engineering groups to deliver highly successful projects.

BASIC QUALIFICATIONS · Bachelor’s degree in related field

· 10+ years' professional experience in a related position

· 7+ years experience in a leadership role or have had similar responsibilities

· Experience in both leasing and purchase (and sale) of Class A assets, land, and redevelopment opportunities

· Experience building and managing a team or department, preferably one with both proprietary and contract resources

· Proficient with productivity software, including Microsoft Outlook, Word, Excel, Project, and SharePoint

PREFERRED QUALIFICATIONS · Master’s degree in a related field (MBA, Masters in Real Estate, etc.)

· Demonstrated success in managing a transaction portfolio of similar size and complexity

· Experienced with legal terms and structures for standard commercial lease and purchase and sale contracts

· Exceptional communication skills; strong writing skills – able to concisely and effectively present a compelling white paper in six pages or less

· Proven ability to lead cross-functional teams through influence versus direct management

· Strong interpersonal skills

· A track record of championing speed, flexibility and frugality in the face of rapid change and heavy workload

· Strong ability to identify and solve ambiguous problems

· Proven self-starter who sets aggressive goals and consistently gets results

· Naturally looks around corners and anticipates risks and opportunities

· Demonstrated ability to think strategically and successfully execute tactics

· Effective resource management and project management skills

· Ownership mentality willing to raise their hand and take on whatever is needed to achieve objectives
