Job Description: Schuchart is looking for a hard-working, self-motivated, enthusiastic and experienced Estimator. Ideal candidates will have a minimum of five years of experience preparing budgets, estimates, and pre-bid packages for commercial construction projects. The individual in this role will also partner with our project management teams with maintaining historical cost data, soliciting and evaluating subcontractor proposals and scopes of work, preparing surveys, and pricing work. Will review project plans and specifications, along with value engineering in all categories of work. Primary Responsibilities: * Coordination with Business Development and Marketing Teams to prepare RFP responses * Attend pre-bid walk-through of project * For assigned work, clearly communicate project program and requirements to the Project Team * Identify bid requirements, (i.e.. contractual, scope of work, bid forms, alternates, allowances, etc.) * Prepares work to be estimated by gathering proposals, drawings, specifications, and related documents * Conduct research to obtain data on labor costs, materials, and production times, etc. analyzing requirements of documents * Prepare ROM Estimates in short-order assembled with historical data and quick subcontractor input/number confirmation * Prepare and maintain historical cost data for use by team (cost per unit, gsf, material unit costs, etc.) * Prepare material estimates and cost estimates * Develop and maintain relationships with subcontractors and vendors * Collect and manage bids from subcontractors and vendors * Work with General Superintendent and Project Superintendent to identify manpower needs and schedule duration * Review all final estimates packages to ensure accuracy and completeness, to avoid scope gaps * Work with Project Superintendent for input with site logistics requirements, tower crane requirements, sequencing, etc. * Select subcontractor and material suppliers to be used in bids utilizing Bid Leveling Sheets * Perform risk analysis and identify/cover scope gaps * Provide technical assistance in negotiating contracts, change orders, etc. as required * Assist Project Team (PM, PE, Super) with responses to changes, ASI's etc. and related pricing changes * Review differences between estimated costs and actual costs with Project Manager * Maintains technical knowledge by attending educational workshops; reviewing technical publications * Prepares special reports by collecting, analyzing, and summarizing information and trends * Participation in project interviews with client(s) * Direct coordination/communication with client and architect Minimum Requirements: * Degree or Certificate in Construction Management or related field preferred * Five to ten years of estimating experience on commercial construction projects * Demonstrated network of subcontractors and material suppliers for pricing * Sales - demonstrated ability to communicate and coordinate with client and/or end user * Excellent organizational and analytical skills * Excellent written and communication skills * Proficient in multiple estimating tools (Excel, On Screen Take Off or similar, BlueBeam, Timberline or other similar estimating platforms etc.) * Familiarity with financial and project management principles * Outstanding communication and negotiation abilities * Ability to analyze documents, project plans and specifications to gain a thorough understanding of the project * Developing and maintaining relationships with company vendors * Estimating proficiency in multiple sectors (Ground up, Industrial, Tenant Improvement) * Ability to read and interpret technical documents * Experience with Procore a plus, but not required We offer our employees a competitive salary and comprehensive benefit package, which includes: medical, dental, vision, life insurance, health savings account, 401(k) with company match, paid time off, and holidays.
