Job Description:

We are currently seeking a Real Estate and Construction Manager to join the Vera Whole Health Facilities team in Seattle, WA. This position will support Veras Facilities Department in the management and coordination for identifying, selecting, and managing potential future sites as well as the day to day management of construction projects. This position requires travel in state and out of state for property visits for site selection and routine site management. Position Qualifications/Essential Functions:

* Attend regular meetings and conference calls. * Work directly with clients and team members to resolve financial, transaction and landlord issues. * Manage building tours with the client. * Provide advice on potential transactions. * Lead and manage transactions. * Hire and manage co-brokers for selected lease transactions, as required. * Review lease documents and write lease summaries and abstracts and review other materials as part of the due diligence process. * Gather and evaluate real estate market and property data. * Conduct market calls, preview space opportunities, develop fact sheets and tour books, and gather photos and floor plans * Accountable for tracking key lease dates, requesting TI reimbursements, negotiating lease renewals, extensions or terminations. * Organize, coordinate, and oversee multiple projects in various phases of development * Responsible for developing and maintaining construction project budgets * Review design documents for quality and accuracy * Oversee and coordinate relationships with various project vendors * Responsible for managing RFPs for architectural and construction services. Review, score, interview and recommend for award * Coordinate site approvals with LL * Inspect construction site for quality and accuracy of construction documents * Complete final punch list with contractor and oversee onsite FFE setup * Acting as single point of project contact, regularly communicating with your assigned clients and manager. * Completing projects within scope, schedule, budget, and clients needs * Preparing and updating a Risk Management Plan and mitigating project risks * Produce and distribute weekly status reports * Create a project plan and provide regular updates in Company Dashboards


* Bachelors Degree (in related field strongly preferred but not required) * Minimum of 4 years of experience in Construction Management * Healthcare experience preferred * 2-4 years of relevant commercial real estate experience

Demonstrated Attributes:

* Outstanding Excel, PowerPoint and Word software skills (required) * Exceptional attention to detail * Excellent technical skills and understanding of construction methods, contracts and drawings * Adept at communicating both written and verbally with senior level leadership and, as required, clients * Ability to work independently or within a team, while being self-motivated * Ability to multi-task, work under pressure and effectively manage time and workload * A desire to work within a diverse, collaborative, and driven professional environment

Physical Demands:

* Manual and finger dexterity and eye-hand coordination * Requires standing, walking and sitting for extended periods of time * Occasionally lift and carry items up to 50 pounds
