Housing is seeking a professional full-time Construction Manager.
This is professional and managerial work planning, organizing, and
managing the construction activities related to the new
construction, rehabilitation, and remodeling of Community Roots
Housing's properties and development projects. Work may encompass
many projects in varying stages of development and may include
large, technically complex construction projects. Works under
general direction of the Director of Real Estate and acts
independently to identify and minimize risk and complete projects
on schedule and within budget. Core Functions
- Oversees construction administration phase for new construction
and rehabilitation affordable housing projects in development
- Assists project manager in developing project budgets; solicits
proposals, assists in negotiating contracts and recommends;
monitors contractor performance
- Assists with design issues and reports progress of project's
schedule and budget; assists with the oversight of design
professionals and GCs in construction of affordable housing
projects in development as assigned
- Oversees capital needs assessments for affordable housing
properties; assists in the process of appointing various specialist
consultants; conducts field site visits and oversight of
construction budget, schedules, and quality control.
- Performs review the designs of construction projects; provides
technical assistance to project designs, scopes of work, and
construction schedule; performs construction schedule analysis on
construction projects to avoid delays and recommend corrective
action. Provides constructability and Value Engineering plan
reviews. Coordinates with architectural and engineering consultants
when necessary to ensure proper designArchitectural Design Process
- Review and provide feedback during design process of new
construction and rehab projects.
- Work closely with all CRH departments and consultants to foster
best practices, further exemplary design standards in the
affordable housing sector, and promote an integrated design process
ESDS Compliance
- Review compliance with ESDS requirements for each project
- Act as the representative for the Evergreen Advocate in active
projects
- Lead in coordinating between departments in adhering to ESDS
operating requirementsConstruction Management
- Oversee sustainability and community health protocols for all
projects, including ESDS support and manuals
- Completes other job duties and projects as assigned
Requirements:
Minimum Qualifications:
- This position requires 3 years of construction management
experience
- This position also requires experience with project design,
scoping, design plan review, and estimating preferably for
affordable housing projects
- Good computer skills are essential, including proficiency in
Microsoft Word and Excel.
- Ability to effectively communicate, both verbally and in
writing, with internal and external stakeholders in a professional
and positive manner
- Must be adept at handling multiple tasks and responsibilities;
can effectively change priorities quickly and to work cooperatively
and proactively with team members to accomplish goals. Flexibility
to adjust to departmental priorities is imperative.
- Ability to organize time efficiently, prioritize tasks and
perform tasks in a self-directed manner. Ability to cope with
deadline pressures and customer service needs
- Knowledge of capital construction project management and
contract administration; principles and practices used in various
building construction craft areas; principles and practices of
comprehensive needs assessment programs for affordable housing;
principles and practices of multi-family rehab projectsPreferred
Qualifications:
- Ability to read and interpret constructions plans,
specifications, & building codes
- A Bachelor's and/ Master's degree in a construction related
field, or an equivalent combination of education and experience of
at least 5 years in construction
- Experience and knowledge of Seattle and Washington State
building code and ESDS requirementsSupervisory
